Why Get a Pre-Purchase Building Inspection Before Buying?
A property can look clean and well-presented during an open home, but still have hidden or overlooked building concerns.
Our inspection is a visual, non-invasive assessment of the accessible areas of the property. The purpose is to help identify visible defects, maintenance concerns, moisture-risk areas, and issues that may require further investigation before settlement.
Government building guidance encourages buyers to check key areas such as the roof, plumbing, drainage, electrical fittings, underfloor supports, insulation, paving, driveways, and general property condition when assessing a home. Read more from Building Performance.
What Is Included in Our Building Inspection?
Our pre-purchase inspection generally includes the accessible and visible areas of the property.
Exterior
- Cladding
- Joinery
- Visible flashings
- Roof edges where safely accessible
- Gutters and downpipes
- Decks, stairs, handrails and balustrades
- Driveways, paths, retaining walls and surface drainage areas
Interior
- Walls, ceilings, floors, doors and windows
- Kitchen, bathroom, laundry and wet areas
- Moisture readings in selected risk areas
- Visible signs of staining, cracking, movement or deterioration
Roof Space
Where safe and accessible, the roof space may be visually inspected for insulation, framing, moisture staining, roof leaks, ventilation issues, and visible defects.
Subfloor
Where safe and accessible, the subfloor may be visually inspected for piles, bearers, joists, moisture, ventilation, ground conditions, and visible timber deterioration.
Report
You receive a written inspection report with photos, clear comments, limitations, observations, and practical recommendations. You can also view our broader Building Inspection Services page for pricing and other inspection options.
Do you inspect the roof space and subfloor?
Yes, where those areas are safe, accessible, and reasonable to inspect at the time of inspection. Access may be limited by height, insulation, stored items, low clearance, unsafe conditions, locked areas, or other restrictions.
What happens if access is restricted?
Restricted areas will be noted as limitations in the report. If the restricted area is important or risk indicators are observed nearby, the report may recommend further access, re-inspection, or assessment by a suitable specialist.
What Is Not Included?
A pre-purchase building inspection is not a destructive or invasive investigation. We do not remove wall linings, lift carpets, dismantle building components, cut openings, or move heavy stored items.
This is why the report may recommend further assessment by a suitable specialist where risk indicators are observed.
The inspection does not usually include
- Hidden framing inside walls
- Concealed plumbing or wiring
- Areas blocked by furniture, storage, insulation, height, locked rooms, or unsafe access
- Specialist engineering assessment
- Drain CCTV inspection
- Electrical compliance testing
- Plumbing pressure testing
- Asbestos testing
- Methamphetamine testing
- Full weathertightness investigation unless specifically arranged

Frequently Asked Questions
How much does a pre-purchase building inspection cost in Auckland?
The cost depends on the property size, type, access, and complexity. As a general guide, Cozy Building Compliance currently lists apartment/unit inspections from $450 + GST and standard house inspections from $550 + GST. Larger or more complex properties may require a specific quote.
Is a pre-purchase building inspection worth it?
Yes, for most buyers it is a practical risk-management step. A building inspection can help identify visible defects, maintenance concerns, moisture-risk areas, and items that may require further specialist investigation before purchase.
Does a building inspection cover hidden defects?
No. A standard pre-purchase building inspection is visual and non-invasive. It does not involve opening walls, removing linings, lifting carpets, dismantling components, or inspecting concealed areas.
What standard should a building inspection report follow in New Zealand?
For residential property inspections, buyers should request a comprehensive building report that meets NZS 4306:2005, according to Settled.govt.nz.
Can I use the report for my lawyer, bank, or mortgage broker?
In many cases, buyers share their inspection report with their lawyer, broker, bank, or other advisers as part of their due diligence process. You should confirm with your own adviser what information they require before relying on any report.
How quickly can I receive the report?
Report turnaround depends on workload, property type, and inspection timing. We typically aim for 24–48 hours after inspection, subject to property complexity and availability.
