Who I Am

I’m Young, the building inspector behind Cozy Building Compliance.

I provide pre-purchase and pre-sale building inspections across Auckland, helping buyers, sellers and property professionals understand the visible condition of a property before they make a decision.

My background is in building and carpentry. I am a Licensed Building Practitioner – Carpentry and have more than 10 years of practical building experience across residential and commercial projects. This trade background helps me look at homes with a builder’s eye, not just from a checklist perspective.

How the inspection works

A standard pre-purchase building inspection is visual and non-invasive and is carried out within the scope of NZS 4306:2005.

This means the inspection focuses on visible and accessible areas of the property at the time of inspection. It does not include destructive testing, moving furniture, opening up walls, specialist engineering advice, council consent confirmation, legal advice, meth testing, asbestos testing or pest inspections unless these are separately arranged with the appropriate specialist.

The purpose of the inspection is to help you understand the visible condition of the property and identify areas that may require maintenance, repair, monitoring or further specialist assessment.
